Buying Guide – Property in Portugal
Portugal is famed for its beauty - sandy beaches in rocky coves, rolling hills and vineyards, picturesque villages, mountains full of wild life- its well priced gastronomy and serious attitude to business providing an efficient, modern economy.
Portuguese people are getting things done. The Government repaid IMF debts early (May 2015) as the economy starts its recovery and, recognising the importance of tourism and property, it has been dynamic in encouraging overseas buyers with tax benefits, "golden visas" and protection against Spanish-style overdevelopment.
The latest RICS survey (March 2015) says that Portuguese prices have started a "“gentle recovery… with sustained rises in enquiries and sales volumes strengthening expectations of future price growth."
There are 2 stages in the buying process. The 1st is the promissory contract, between the buyer and the seller, where the terms of the purchase are agreed and the date for the deed/final contract set. A deposit of 10-25% of the purchase price is normally paid at this time.
The lawyer will then do searches and check all the paperwork is in order. Once this is done the escritura/deed can take place, signed in front of a local notary, where ownership is then transferred to the buyer. The contract is then sent to the land registry to update their records with the new owner.
